Acceptable Use Policy

1. Listings

You must not:

• list a property you are not entitled to market, that does not exist, or that is no longer available;
• publish more than one listing for the same property, or re-use a listing for a different property;
• use photos that are not of the actual property, including stock images, photos of other units, or edited images that misrepresent it;
• give false or misleading prices, sizes, locations, availability or other details;
• include contact details, links or listing numbers in the description or photos to get around the contact channels you set;
• use discriminatory language, for example excluding people by race, religion, nationality or gender, except where the law allows a stated restriction such as a Bumiputera lot; or
• keep a listing live after the property is sold, rented or withdrawn.

Descriptions must be factual. Claims such as "guaranteed returns" or "best price in Malaysia" are not allowed. Every listing must comply with Act 242 and other advertising rules that apply to estate agents.

2. Accounts and registration

You must not:

• register with someone else's registration number, name or details, or impersonate any person, firm or authority;
• share your account or let others publish under your registration;
• open more than one account, or open new accounts to avoid a suspension or to receive free Houses again; or
• misuse invitation codes, for example by selling or sharing them.

3. The ChatGPT plugin and the Platform

You must not:

• try to manipulate how listings are ranked or shown in ChatGPT, for example with keyword stuffing, hidden text or instructions aimed at the AI model;
• make false reports about other agents' listings, or generate fake searches, views or contact clicks;
• scrape, copy or harvest listings or agents' contact details from the Platform or the plugin, other than viewing them as a normal user;
• probe, test or bypass our security, rate limits or authentication; or
• upload malware or overload our systems.

4. What we do about breaches

Depending on how serious the breach is, we may warn you, edit or remove listings, pause listings, suspend your account while we investigate, or close it permanently with the remaining Houses forfeited. Where required or appropriate, we may report the matter to LPPEH (BOVAEA) or the police. We may act without notice when a breach puts buyers or the Platform at risk.

5. Reporting a problem

Buyers can report a listing from inside ChatGPT. If someone has registered with your registration number, use our registration misuse form. For anything else, email contact@shelterx.property with the subject "Policy violation report", the link to the listing or agent page, and what is wrong. We aim to review reports within 3 business days and do not tell the reported person who made the report.
